Edgewater is one of the best kept secrets of Fl . It is the perfect place to retire. The median age is 50 plus so you don't even have to live in a 55+ community to be amongst your 50+ peers. This is a very laid back community where Home Depot shoppers shop with their dogs! We are just minutes from the river AND New Smyrna Beach. You'll find some of the best fishing here, the restaurants are great and the cost of living is low and with the older demographic, so is the crime rate! . You'll find boats, rvs, the intercoastal waterway and easy access to Daytona, the Space Coast and Orlando.
Several months ago my husband and I bought a 2/2 townhouse here just 2 miles from the beach, at the ridiculous wholesale price of $19,900. The townhouse is located in a community of 45 townhouses - about a third are rentals, a third are owner occupied and a third are in forclosure. Next to me is a 62 year old divorcee who says she loves the convenience and low mortgage payment of $300. Across the street, a reitried firefighter. We also have a couple of snowbirds - one couple from NY and the other, Missouri. Since many of the absentee owners are upside down with their payments/equity, the rentals are going for too cheap and the tenants are not the best. Some of the units that are awaiting foreclosure are occupied by squatters who are making no payments . The HOA has just hired a Collections company to get past due HOA fees and fines from the deadbeat owners or to foreclose on their property. As many of these forclosures clear out, I expect so will many of these tenants. Even with the existing problems, we (like others) decided this distressed little townhouse community is really a diamond in the rough and a perfect place to hang on to for a weekend getaway, rather than put a tenant in. One of the great features of this community is the low HOA fees of only $75 a month. However, because of the low fees, there are NO facilities for children so I think as these units begin to be rehabbed by new investors or owners, for those that do end up being rented out , the rents and security deposits increase. Familes with kids who at this point are here for the low price, will be probably be much more attracted to other communities with playgrounds and after school programs. For us, at $19,900 , we were able to put in an additional $15K and now have a sparkling good as new 1,000 square foot townhouse for only $35K for ourselves and to share with friends and family. Brand new air conditioner, hot water heater, applicances, faux granite countertops, ceiling fans, light fixtures, laminate floors downstairs, carpeting upstairs, front and back landscaped private courtyards just minutes away from the beach, river and private airport. Personally, I would love to see a big investor/developer come in here and buy out these underwater owners and rebirth this complex as a nice little gated community! .
